1. Create your listing

Add property details, photos, and the situation behind your sale (foreclosure, inherited, can't maintain, etc.). Buyers respect honesty — and they're looking for as-is opportunities.

2. Set a fair as-is price

We show you comparable sales in your area so you can price competitively. As-is sales typically run 10–25% below traditional retail, but you save on commissions, repairs, and time.

3. Review direct offers

Verified buyers send offers with price, financing type, contingencies, and a proposed close timeline. Compare them side-by-side in your dashboard.

4. Accept, counter, or decline

You're in control. Accept the right offer, propose a counter, or wait. Once accepted, you and the buyer coordinate closing through a title company or attorney.

For buyers

1. Get verified

Upload proof of funds (bank statement, pre-approval letter). Verified buyers earn a green badge that sellers prioritize when reviewing offers.

2. Browse real listings

Filter by state, price, beds, and seller situation. Every listing is from an actual homeowner — no wholesalers, no fake leads.

3. Submit a direct offer

Make an offer with your price, financing type, contingencies, and close timeline. Sellers see all your terms in one clear view.

4. Close directly

Once accepted, work with a title company or real estate attorney to complete the transaction. No agent fees on your side either.

HearthSold is a marketplace, not a brokerage. We connect sellers and buyers directly. The actual closing — title work, deed transfer, escrow — should be handled by a licensed title company or real estate attorney in your state.
